1 | Demand is lower

According to Texas A&M University. total home sales in Texas are down 7.4% month over month. Typically, fewer people are looking to buy in the fall and winter months which means less competition for you!

2 | Serious specials & incentives 

Lower demand to buy homes = increased negotiation power with sellers! If you’re the only offer on the table, a seller could be much more likely to work with you on price and other incentives. Builders are also pushing to offload their current inventory of homes that aren’t selling, which means they’re offering more incentives to buy their new homes.

3 | It’s easier to get the home you want

Remember when interest rates were at an all-time low over the past couple of years and seeing 20+ offers on a home was the new normal? As a result, many buyers either ended up settling with their 2nd, 3rd, or 9th choice home or dropping out of the home buying process altogether. Now, interest rates are moderate, and the competition is less fierce so you can actually get the home you want. With prices also generally lower, you may even be able to buy below what the home is worth, allowing you to walk into positive equity!

Our pro tip is to “marry the home and date the rate”, meaning you can always refinance if interest rates drop significantly, but you can’t necessarily always land the home you want when the market is filled with buyers.
